A new study by the Housing Authority has found that almost half of residents feel their neighbourhood has gotten worse in recent years.
The research, which surveyed households across Malta and Gozo, looked at quality of life, public spaces, traffic, and community services. Respondents cited a range of concerns including increased congestion, noise, lack of parking, and fewer green areas. Many also mentioned changes to the character of their area, with rapid development and higher density making streets feel busier and less familiar.
The Housing Authority said the findings highlight growing pressure on infrastructure as the population has grown. Issues around waste collection, maintenance of public areas, and access to basic amenities came up repeatedly. At the same time, some residents reported positive aspects such as new shops, better public transport links, and community initiatives, but overall sentiment leaned negative.
Officials noted that perceptions vary by locality. Areas that have seen the most construction and demographic change tended to score lower on satisfaction, while more established neighbourhoods with stronger community networks reported more stability.
The Authority said the study will be used to guide future housing and urban planning policy, with a focus on balancing development with livability. Proposed steps include improving public spaces, addressing parking shortages, and working with local councils to respond to resident concerns more quickly.
For many who took part, the message was clear. People want neighbourhoods that feel safe, clean, and connected, not just more housing. The government has said it will review the data in detail and bring forward measures aimed at restoring confidence in local communities.
